Monthly Reporting
Levey Miller Maretz can provide all of your monthly reports by email, if requested. We are fully bonded, insured and licensed in the State of Connecticut.
Operating Analysis & Management
Levey Miller Maretz can provide you with financial planning and analysis. Projections of cash flow expenditures are done to optimize the condition of your property/asset throughout its maintenance cycle.
Financial Statements
We will help you manage the financial affairs of your property by providing monthly financial statements. This information will allow you to monitor expenditures to ensure your budget plan is followed. It will also provide you with warning signals if certain expenses are being incurred faster than anticipated and have a potential of exceeding the budget.
Budgets
Levey Miller Maretz will work with you to develop annual budgets so you can meet your annual operating and capital needs. This means that you, as an owner, will not face with unnecessary surprises throughout the year or the years to come. We involve you in the budgeting process and have developed a simple step-by-step process to craft your financial plan.
Collection of Arrears
Good communication is essential. We will provide information to new owners/tenants as it relates to operations and policies specifically tailored to your property. It will also include information on how to handle emergencies. We have developed specific guidelines for our property managers to assist in monitoring your property to ensure your expectations are met.
Administrative Services
- Advise, negotiate with and engage the services of contractors and insurance companies
- Evaluate and recommend purchases of equipment, material and supplies required for regular maintenance
- Provide an emergency service telephone number and immediate response to emergencies
- Assess and supervise any required repairs

- Monthly accounting
- Prepare the annual operating and capital budgets
- Collect all rents/Fees and disburse all debts, providing a detailed account of all transactions
- Assist in annual audits by providing access to and explanation of all accounts
Monthly Manager’s Report
The property manager will provide an overview each month. This will outline the services and work done on the site during that period and update the ownership on ongoing contracts, concerns and activity.
Contractor Relationships
Levey Miller Maretz will work at all times to develop partnerships with contractors to facilitate good relationships among the contractor, the owners and the management company. Our goal is to acquire the best service for the lowest cost for your property.
Site Visits
The property manager will be available for additional site visits if emergency situations require this attention. The property manager will work at all times to nurture a good relationship among the owners, the board, contractors and the management company.Levey Miller Maretz will provide third-party maintenance personnel to care for your property as required and will also provide owners/tenants with maintenance services on a daily basis as required.
